Private Money in 1st Position

Amount: Up to 75% LTV for purchase and 65% LTV for refi
Interest Rate: ~9.5%-12%
Loan Term: Interest-only (IO), short-term up to 3-5 years max
Points: 1-2 lender points + our broker fee

Private Money in 2nd Position

Amount: Up to 65% CLTV
Interest Rate: ~12%-14%
Loan Term: Interest-only (IO), short-term up to 24 months
Points: 2-3 lender points + our broker fee

Fix and Flips

Amount: Up to ~90% of purchase price + 100% rehab (pending review of track record)
Interest Rate: ~10%-12%
Loan Term: Interest-only (IO), up to 18-24 month term, no prepayment
Points: 1-2 lender points + our broker fee

SBA 7a and 504

Amount: Up to 90% LTV (up to 100% LTV with tenant improvements)
Loan Term: 10-25 year term
SBA 7a: Bank pays us a referral fee
SBA 504, Equipment, Business Lines: We charge a broker fee

Land Loans

Private Money: Up to 35-55% LTV
Interest Rate: ~12%-15% for 12-24 month term
Points: ~2-3 lender points + our broker fee
Full Doc: Up to 65%-70% LTV
Rates: Based on 1 Year CMT + ~3.25 margin (3/1 ARM)
Points: 0 lender points + our broker fee (must set up performance escrow for this program)

Ground Up Construction

Amount: Up to ~85% LTC (not to exceed ~70% ARV, pending review of track record)
Interest Rate: ~10%-12.5% (depending on borrower experience and location)
Loan Term: Interest-only (IO), up to 24-month term
Points: 1.5-2 lender points + our broker fee

Conventional Commercial / Multifamily

Amount: Up to ~75%-80% LTV (pending review of property financials)
Interest Rate: Low/mid 6% range (depending on property type)
Loan Term: 5, 7, or 10-year terms, with 25-30 year amortization
Points: 0-0.5 lender points + our broker fee
